Malad Commercial Complex

We assisted the client in obtaining a rezone to C-1 commercial for two office buildings.  The buildings create a buffer between the more intense C-2 auto dealerships to the west and existing residences to the east.

The single story buildings are designed with a residential character that compliments the stucco and brick structures in the area.   The Malad Commercial Complex is divided into two buildings separated by a center court.  The walls of the buildings are offset to provide vertical shadow and relief.   Pitched roof lines with hipped ends match the residences in the area.  Terra cotta colored brick with tan flashing is used for a wainscot on the Malad Commercial Complex buildings except for the west side.  Synthetic stucco in a complimentary tan color and heavy trowel finish is used on the remainder of the walls.  The windows are a combination of bronze vinyl and aluminum.  Doors are bronzed aluminum entrances and hollow metal painted to match the wall finish.  The roof finish is architectural grade composition roof shingles in a weather prairie wood finish.

Extensive landscaping is provided on the north, east and south property lines to buffer the parking from the existing residences and provide an attractive project from the street.  Lower landscaping is provided on the west side between the building and existing cedar fence at the property line.
