Balukoff Parking Structure

On-grade parking is being replaced by a two-story 106 space parking structure to provide additional parking for the fitness facility. The structure is sited to fall outside of the Logger Creek flood way. Berming and extensive landscaping, including climbing plants, on the street sides is used to reduce the apparent mass of the concrete structure. Textured panels and recessed ventilation wells are used to break up the façade. A light cable system is used on portions of the upper deck to provide guard rail protection without adding opaque height to the structure. Lighting is designed to provide security at night without intruding on the adjacent residential neighborhood.

The greatest challenge is design for the facilities 12-foot depth in an area with a 6-8 foot water table. Four feet of concrete is being used as ballast to keep the lower lever from "floating". A bentonite clay waterproofing system encapsulates the structures lower floor and walls.
